Costs

Tropicalia offers four types of Vacation Rental management in Puerto Rico.

All potential clients are carefully considered before approval. 

Online Listing Management and Online Listing Maintenance are possible in many more cases, but still require approval. 

**Both %20 and %25 percent unlimited plans are restricted to units that can hold a $160 per night rental rate. 

*** Not all units are property rentals candidate, please send photos in your email inquiry.

The worry-free plan is organized so that the property owner does not have to do anything related to his or her rental property except receiving the rental income. This plan is best for owners who use their property at least once per month. 

We take care of everything from start to finish, and only involve you if something happens. This plan also includes limited maintenance and emergency services.

Tropicalia also offers more accessible Property Managment solutions plans for Puerto Rico. These are great economic solutions if you just want to "get your feet wet" and see how it goes in the rental market, or if you have a smaller unit that would not qualify for either of the Unlimited plans.

 

These plans are more of a "pay-as-you-go" style of model.

Our %20 percent Vacation Rental management in Puerto Rico plan* is similar to the unlimited plans above, but only includes property management and assistance. All property cleanings and property maintenance are charged separately at the end of each month.

Property cleanings usually cost between $60 and $160 per property, depending on the number of rooms and beds your property has. 

Welcome gifts and basic amenities are  purchased by us and included with check-in inspections/set ups. 

Electrical and plumbing calls usually run between $80 and $120 per call. The owner of the property, in this case, would be responsible for all extra costs of the apartment, including cleanings.

*Both limited plans require a refundable service deposit

%15

The %15 percent is our most affordable offer and best in the market. This plan offers the basic needs to run your short term rental business. 

All property cleanings, cleaning supplies, and property maintenance, and extra guest relation hours are charged separately at the end of each month. 

Included:

  • bookings management service

  • payment management 

  • collections management

  • calendar management 

  • check-ins, check-outs coordination

  • property cleaning coordination  

  • maintenance management 

  • emergency services management

 

Each month you must submit a form to the PRTO regarding your vacation rental activities. Failure to do so can result in big fines.

 

Property cleanings cost between $70 to $170+ per cleaning, depending on the number of rooms and beds your property has. Cleaning supplies are not included in this plan. A cost of $10 per cleaning is charged to cover cleaning supplies and guest toiletries.

Electrical and plumbing calls usually run between $80 and $120 per call. The owner of the property, in this case, would be responsible for all extra costs of the apartment, including cleanings.

Welcome gifts and basic amenities can be purchased to be included with check-in set ups at an additional cost.

****The 15% plan doesn't include after cleaning inspection. Can be added for an additional cost.

The %15 percent is a limited plan, it doesn't include all of what the Unlimited plans offer. If an item or two from those plans interested you but is not included in the smaller plans, we can still offer help with that.

Photos are essential to your business performance. In a growing short term rental market strategies are needed to ensure listing performance. 

We can help you shine through professional photos. 

Tourism Tax filing 🏝

We can help register and file your property with the Puerto Rico Tourism Department, and file the needed documents each month to keep you up to date. If this service is not included in your plan, the add on is only $35 per month, for each filing.

Website creation

Most properties won't require their own website creation. A one of a kind houses do, we are happy to help bring traffic through your own website. This ensures a higher booking ratio and more profit as you welcome clients directly without booking platform fees.

Enterprise Plan

If you are onboarding five properties or more, or if you have grown to now have more than five properties, ask about our enterprise plan. Our enterprise management plan is based off of a tired commission system which has discounts for bulk rental revenue.
